Sea Island Land Development (SILD) was selected by Middle Street Construction, LLC to perform site development for Atlantic St. Thomas, a 7.3-acre residential development located near Clements Ferry Road and Sportsman Island Drive in Charleston, South Carolina. Developed by Middle Street Partners / MSP SRE I Owner, LLC, this project will feature 71 condominium-style townhomes, community amenities, and supporting roadway and utility infrastructure.
SILD’s scope of work includes land clearing, excavating, grading, public utilities, storm drainage installation, concrete work, asphalt paving, and wetland earthwork. Working alongside project engineer Sitecast, our team is responsible for preparing the site, installing essential underground infrastructure, and completing roadway improvements along Sportsman Island Drive to support the new residential community.
One of the project’s primary challenges involves working adjacent to wetlands, requiring careful coordination of permitted wetland impacts, unsuitable soil removal, imported fill, and geotechnical testing. The development also requires strategic construction phasing to accommodate roadway improvements, utility installation, and stormwater infrastructure while managing existing site conditions.
Construction began in September 2026 and is scheduled for completion in June 2027, highlighting SILD’s experience delivering complex residential site development projects throughout the Charleston Lowcountry.
